Prior to Jeff Salgado, we used another agent and the results fall onto opposite ends of the spectrum. After three months with no offers, we decided to take our property off the market and hire Jeff as an agent. That was the best decision we made in the entire process. His expertise in San Francisco real estate, in addition to his impeccable work ethic and attention to details are what sold our condo and bought us our new home.
When Jeff took us on as clients, he encountered the unfortunate obstacle that another owner in our building had just put her condo on sale and only hers was a short sale. Jeff had to compete with a property of the exact layouts as ours and at a lower price. His marketing strategies, from pricing to advertisement location, were flawless. Thank you for all your hard work with the sale of my Bernal Heights property (726 Ellsworth Street). The sale of this property was problematic from the very beginning until the end of the transaction, and I do believe if it were not for your professionalism, experience, tenacity, and professional relationships this transaction would have never closed. At every obstacle your advice was sound, clear and accurate. From the removal of my tenant, to the removals of the violations from the city of San Francisco, and finally by having the San Francisco Department of Building Inspection clear the violation for an illegal unit from the property, you constantly were accessible and willing to do what it took to close this transaction.
The first obstacle was a problem tenant that the help of your legal connections was removed in less than 30 days. The second was the problem tenant calling SF building inspection and claiming that the water heater (that his friend installed) was not done to code, and therefore resulted in a violation from the city. The third was the city tagging the property with a violation for an illegal unit downstairs (vacant). The fourth was a day before the closing somebody (most likely the tenant) changed the locks on the building.
Each and every one of these problems was handled by Jeff while I was out of the area in my personal residence in Reno Nevada. The first was handled by Jeff's legal contacts. The second and third were handled by Jeff's contractors who were extremely knowledgeable about dealing with building inspection. The fourth was a last minute phone call to Jeff's locksmith to open the building. At times it seemed impossible that this property would ever close, especially in a down market.
Once again thank you for all your effort and dedication. In a profession where there are a lot of empty promises, and even more excuses, you provided nothing, but results and straight talk. I wish you the best for the future and would gladly recommend your services to anyone in the need of a true real estate professional.

For us, the process of selling our home was a complicated and emotional experience. We had owned the house for some time, we had the memories.. the projects, the firsts (the first time the dog fetched his ball running down that long hallway), the milestones (when we finally paid off that pesky second mortgage for a down payment that got us into the home in the first place). There were the quirks, the 100 year-old Victorian floor that had a raised board we tripped over a dozen times before the muscle memory got the hang of its location, the handle on the kitchen cabinet we kept meaning to straighten, the shower that seemed to only have good water pressure on days beginning with a "T".
But there comes a times when something else catches your eye or a job relocation forces you into what can me the most frustrating of times, selling your home. And when this time came for us, we needed someone with patience, quiet confidence and the resources to help make the process less stressful.
In August of 2006, my wife and I listed our home just at the time that challenging headlines were beginning to define the Bay Area real estate market. Our agent at the time assured us that the post Labor Day market would be the best time to launch our home into the MLS world of multiple bids and quick sales. For three torturous weeks, my wife and I cleaned, moved, banished and staged our belongings according to our agent's directives. Our first open house was the Sunday after Labor Day. We had 50-60 visitors, but no offers. The next weekend, we had 40 visitors. But no offers. After the third weekend, with the agent losing confidence in earlier pronouncements on price and time, my and I began to hear the early rumbling of "price reduction" and "extending the listing". We pulled the house off the market vowing to never go through the experience again.
Four months later, a real estate agent, Jeff Salgado, knocked on our door. No junk mailers, no computer spam, no dinnertime phone calls. . . personal knock on the door. Having stewed for months over the previous experience, I let him know what I thought about real estate agents, the cumbersome sale process and the false promises that seemed to form the foundation of his industry. He listened. And then he listened some more. At the end of my rant, he politely asked if he could send me relevant market information as it become available. He also offered to provide resources for a few projects that I had outlined as reasons for staying put.

I also received an advisory and supporting statistics (and graphs!) indicated that Februar's the deepest, darkest, rainiest, part of the winter ? was one of the best times to sell a home in San Francisco. With projects completed, the finishing touches to a house that we'd worked 10 years to shape into our vision of a home, my wife and I had no intention of selling.
But in January of 2008, changes in our lives dictated that my wife and I needed to place our home on the market. We contacted Jeff and found that he was still quietly confident . . . in spite of new rounds of headlines about falling prices, skeptical and retreating hordes of buyers and recession. We agreed to list our home. And within a few days, a flood of landscapers and handy men prepared our home for the big day. The agent and his team of resources deftly guided us through the maze of paperwork.
And three days after our first showing, our home sold for 11% over our asking price.
